This role combines the responsibilities of a Lead Manager and an Acquisitions Closer.

You will be responsible for managing and working leads at multiple stages of the pipeline, including cold, warm, and hot leads. Your job is to nurture conversations, uncover motivation, follow up consistently, and guide qualified sellers toward an offer and signed agreement.

Some leads will require multiple follow-ups over weeks or months before they are ready to move forward, so persistence, organization, and strong communication skills are critical.

You will work closely with the founders and receive training on our scripts, deal structure, and CRM system.

Key Responsibilities

Lead Management and Qualification

Call and engage with sellers across different pipeline stages including cold, warm, and hot leads

Conduct discovery conversations to uncover the seller’s motivation, timeline, property condition, and price expectations

Determine the appropriate lead status and next action based on the conversation

Cold Lead Nurturing

Follow up with cold leads that may not be ready to sell yet

Build rapport and maintain communication over time

Work to gradually move cold leads into warm and hot opportunities

Warm and Hot Lead Conversion

Actively work warm and hot leads with more frequent follow-ups

Discuss potential selling options and guide the conversation toward a solution

Present offers based on company buying criteria and move the lead toward contract

Consistent Follow-Up Execution

Execute structured follow-up sequences depending on lead status

Cold leads require longer-term nurturing

Warm leads require more frequent engagement

Hot leads require immediate attention and rapid follow-up

CRM and Pipeline Management

Track all communication, notes, and follow-ups in Go High Level (GHL)

Update lead statuses accurately so the pipeline stays organized

Ensure every lead always has a next action scheduled

Deal Advancement

Identify when a lead is ready for an offer

Present purchase options and work toward securing a signed contract

Collaborate with leadership when additional negotiation or deal structuring is needed

What We’re Looking For

Strong English communication and confident phone presence

Comfortable speaking with homeowners and asking thoughtful questions

Ability to build rapport and uncover seller motivation

Strong follow-up discipline and organization

Ability to manage multiple leads at different stages simultaneously

Preferred but not required

Experience in real estate acquisitions, wholesaling, or lead management

Experience using CRM systems such as Go High Level

Sales or negotiation experience

You will receive structured onboarding that includes:

Our acquisitions and lead management process

Seller conversation framework and call scripts

Training on Go High Level and pipeline management

Weekly call reviews and coaching

You will work closely with the founders and be part of a focused team where communication and accountability matter.

Hours

Part-time

Approximately 25 hours per week

Work schedule will be coordinated with the team and may include some overlap with U.S. business hours for seller calls.

$6–$8 per hour depending on experience
